The maintenance frequency for passenger elevators is at least once every 15 days. This is a nationally mandated minimum standard for "routine maintenance." This is not a simple inspection, but a comprehensive maintenance encompassing cleaning, lubrication, adjustment, and safety checks.
Maintenance is categorized into four progressively more intensive levels:
Bi-weekly Maintenance: Once every 15 days, checking basic items such as brakes, door systems, and safety circuits.
Quarterly Maintenance: Building upon the bi-weekly maintenance, it includes in-depth specialized testing of the control cabinet and wire rope tension.
Semi-annual Maintenance: Conducting systematic verification such as speed governor-safety gear linkage tests and electrical insulation tests.
Annual Maintenance: Comprehensive inspection and replacement of key components, in conjunction with the elevator's legally mandated periodic inspection.
Furthermore, starting May 1, 2026, the new regulations, "Special Equipment Use Management Rules" (TSG 08-2026), will come into effect. At that time, property management companies will be required to assign a dedicated safety officer to each elevator, who must supervise and sign off on the entire maintenance process to prevent "paper maintenance." All records must be kept for five years after the elevator is scrapped.
